PROJECT & PUBLICATION FRAMEWORK

A clear next step.

Communities and the living experience

The collection includes completed references, current developments and future concepts. No live home inventory or guaranteed programme is represented. Confirm availability, specifications and binding terms with the project team. Existing renders illustrate a concept and may differ from final works.

Wellbeing and longevity describe a human-centred design philosophy, not medical outcomes. Energy, zero-waste and 95% reusability ambitions require defined boundaries, project evidence and local technical assessment. Maintenance and automation service integrations remain in development; no live resident-service app is supplied by this platform.

Partner proposals

The workspace prepares a concept from partner-supplied assumptions. It does not grant franchise rights, approve a joint venture, validate design, guarantee permitting or commit construction capacity. The submitter must accurately disclose authority, land control, budget basis and material uncertainties.

Operating system and launch support

Partners may request the Cherry community operating framework, 5P company and project management, covenants, marketing and sales collateral, a branded project website and social media launch support. Selections are recorded in the proposal and exposé. Delivery, licence rights, responsibilities, pricing and timing require a project-specific agreement; websites, campaigns and social accounts are not created automatically by the configurator.

Financial scenarios

Figures use EUR on a consistent net-of-recoverable-VAT basis. The tax allowance captures entered non-recoverable taxes. POP-UP prices are EU home-only reference prices. Germany logistics and assembly allowances follow the supplied InstaBuilt brief; other destinations and multistorey solutions need quotations. Local works, upgrades and optional equipment need explicit budgeting.

Development profit is sales proceeds less total development cost. Rental net operating income is occupancy-adjusted rent less entered operating costs, before debt. Yield on cost is annual NOI divided by development cost. These are simple planning scenarios, not IRR, valuations, promises or independent appraisals. Borrowing, taxes, sales costs and operating assumptions require independent review. Blank entries withhold applicable returns.

Review and public sharing

Cherry concept review, publication of an approved Cherry summary and Pllana Capital’s investment-publication decision are separate. Public summaries require explicit consent and reviewer publication. Downloaded exposés remain the owner’s responsibility to distribute accurately; drafts carry a non-approved status. Social tools prepare a caption and use device sharing or copying. Nothing is posted automatically.

Pllana Capital terms

The team quotes a named membership package, its fee and billing period, a publication fee, commission rate, calculation basis, scope and trigger. The owner must accept that exact membership and marketplace quote before the proposal is transferred to Capital intake. A new quote or project revision clears acceptance. No payment is collected. Separate membership, mandate, franchise and transaction agreements may be required.

Transferred proposals enter a private Capital inbox. An authenticated matching-email owner may create a Capital draft and complete the existing 5P diagnostic, evidence upload and publication review. Cherry approval never bypasses those gates. Cross-site transfers use a versioned snapshot; subsequent revisions require fresh review rather than silently changing a Capital listing.

Public launch

This is a private review platform. The production domain, public audience, responsible contracting entity, privacy and retention details, commercial templates and operational ownership must be finalised before inviting external users. Use the contact form to reach the team.
